Advice on the accessibility of our site

In these accessibility statements we aim to set out clearly the accessibility of each property.

Croft Farm and Celtic cottages is a small cluster of holiday cottages on a smallholding of 8 acres with indoor heated leisure facilities, with full accessibility to each site. The properties make up 3 sides of the former farm courtyard, now lawn, parking and turning areas. The proprietors, Andy and Sylvie Gow live in the Farmhouse on the fourth side of the square.

In 1988 when we took over the properties The Hayloft, Cartwheel and The Stable cottages were already converted from the traditional stone and slate farm buildings. We converted other properties also from traditional stone and slate farm buildings in 1990. The other conversions from non-residential buildings and the alterations and accessibility of the Farmhouse have taken place more recently however there were no accessibility regulations in force at these times.

Our policy is to seek ways of improving each property’s accessibility by identifying areas which limit or restrict their access and by taking the necessary steps to modify these areas or provide the necessary aids to help overcome them. This is an ongoing process which is subject only to the physical constraints imposed by the limitations of the traditional stone and slate, former farm buildings and therefore what is considered to be reasonably financially viable.
As the cottages are modernised every effort will be made to make reasonable improvements to their physical features including lighting, for the benefit of all.

To approach the property from Cardigan southbound on the A487 towards Fishguard, turn right at the minor crossroads after 2 1/2 miles. This road is signposted to Moylgrove. The main entrance to the reception and the Stable, The Granary, The Hayloft, The Cartwheel and The Farmhouse is first on the right through a gateway of 2150 mm wide into a tarmac drive. The entrance to The Dairy, The Barn, Talar Aur and the leisure facilities is second on the right through a gateway of 3500mm wide into a driveway of chippings. There is further parking along a driveway of chippings 50 meters long, leading to a car park of chippings.

Buses travel along the A487 on an hourly timetable both to Haverfordwest via Fishguard and Newport, and to Cardigan. However we recommend that guests coming to Croft bring a car for their ease of sightseeing as bus services limit accessibility to prominent local sights.

To reach reception the gateway is 1000mm wide and borders our garden. There is a steep slope down into our garden along a path of level, newly-laid, flat cobbles.


The main entrance into the leisure building is a slope with a gentle gradient. There is only a storm guard to step over into the hallway. 800mm doors lead to the recreation room, the toilet fitted with a fully access friendly suite with grab rails, and the swimming pool hall. There is a step up of 100mm into the swimming pool hall.

The leisure facilities are not fitted with any specific accessibility aids, nor is there a lifeguard.

The gardens around the properties are level unless stated otherwise in the individual cottage statements.
The farm of 8 acres is pastureland and is on a gentle gradient to the top. We have a farm walk between the paddocks to the top of the land which is regularly mown grass. Please be aware that as this farmland, accessibility can be an issue, as there are times when it is muddy here.
There is access to the farm walk via a tarmac pathway leading through an archway with a width of 1000mm.
There is a path of cemented slates leading behind the leisure building. It is 700mm wide bordered by raised flowerbeds, leading to the mown orchard through a gateway of xmm. From here the farm path can be reached through a farm gate 3000mm wide. In the orchard is a BBQ area and one of the benches and tables are provided.
A patio with BBQ area is also provided, 2 slate steps lead up to it.

Cemented slate pathways around the cottages are 700 – 800 mm wide and in areas are restricted by a drainpipe into a drain, or overhanging shrubs, to 500mm in width.

The laundry is up one small step into the room from the tarmac drive. With washing machines on the left and tumble driers on the right there is an aisle of 1500mm in the centre restricted by the size of the room.

The Cottages of Croft Farm:

The Barn is accessed via the second entrance.

Cars can park outside the cottage on chippings four meters from the front door along a level path of slate in concrete. There are small level lawns either side of garden path.

There are two steps up to the 800 mm wide external front door into the porch; a grab rail is fitted. There is a step over sill into sitting room through an 800mm internal doorway with a slightly cutaway mat well.The sitting room and dining room are open-plan. A separate kitchen lies off the dining area and has a narrow floor space.

A 790 mm wide corridor leads to the two ground floor bedrooms. The first bedroom reached has both a double and a single bed. There is a 225 mm step up to the en-suite double bedroom and to the separate bathroom with banister rail. This double bedroom has small en-suite shower room with wc, basin and step up into shower tray. The shower room door is 600mm wide. The separate bathroom has bath with overhead shower, wc and basin. The bathroom has a 680mm doorway. The Bathroom and Shower room suites have contrasting colours to their respective floor coverings.

The third bedroom is an upstairs twin bedded room with low sloping ceilings and raised floor beam. The staircase has four steps up to a landing, then further eights steps to the top. There is a banister rail.

Where not stated otherwise, other internal doorways are 750mm wide. The cottage living areas have sufficient natural light, supplemented with electric lighting with additional available on request.

Talar Aur is accessed via the second entrance.

A car can be parked on the driveway of chippings some three meters from the house. A level, 700mm wide, pathway of slate in cement leads from the car to the front door. There are raised flowerbeds either side of the pathway

There are two, 180 mm, steps up to front door which is 760mm wide with grab rail, leading into small porch. A further 200 mm high step gives access into the hallway through another 760mm doorway.

Downstairs there is a double bedroom with ensuite shower, a twin bedroom, two single bedrooms and the main bathroom. The bathroom comprises wc, basin, bath with shower. The bathroom suite is in contrasting colour to floor covering.

The staircase to the upstairs living area has five leading to a landing, one step leading to second landing and a further seven steps to the top. There is a banister rail.

Upstairs is the open-plan kitchen / dining area, a wc with basin, and the sitting room with glass patio door opening over a step onto a balcony overlooking the fields. Partition walls upstairs are glass from waist height up.

The internal doors in this cottage are 730 mm wide. There is ample internal light supplemented by electric lighting with additional available on request.


The Farmhouse cottage is accessed via the main entrance.

There is room for one car to park with a restricting car port on one side and another car next to it. This parking bay is four meters from top of seven, wide slate steps down with hand rail. Additional parking is available adjacent to the leisure facilities.

A tarmac path leads six meters to an open porch and front door. Also off this pathway is a flight of eight wooden steps with hand rails leading to a wooden decked sitting area.

The front door opens to an 800 mm wide corridor off which are the sitting room, a twin bedroom, a bunk bedroom and the shower room with wc, basin and 210mm step up into shower tray. The shower room doorway is 640mm wide.

The sitting room has wood burning stove set on slate hearth. Off the sitting room is short passage to the kitchen and dining area. Floor space here is limited.

There are from the sitting room up to the master bedroom. The three lowest steps are on a spiral with a total of fifteen steps stairs to small landing. A single step gives access to the bedroom doorway

The upstairs master bedroom has a step down to reach the bed area and a step up from there into the bath room. In this room is kingsize bed and one single raised bed built into the wall reached by a fixed ladder. Window ledge in this is 40 0mm above the carpet level. Glass is small panes.The bath room is fitted with a wc, basin, corner bath and overhead shower. The bathroom doorway is 600 mm wide.

There is ample natural light supplemented with electric light with additional available on request. Except where stated otherwise all doors in the Farmhouse are 740 mm wide.

The Dairy is accessed via the second entrance.

The cottage has its own parking bay on a chippings driveway that can extend to 3600mm wide across the adjacent, level slate patio.

There is a level lawn to the front of the cottage and a level path (750mm narrowing to 500mm around the drainpipe) between lawn and cottage exterior.

There are two steps into the cottage porch; a grab rail is fitted. There is a step over the sill from the porch into the sitting room.

Ground floor rooms: open-plan kitchen, dining area and sitting room with Log burning stove. Also on the ground floor are the double bedroom and the bathroom with wc, basin and bath with overhead shower. There is a grab rail in the bath, non-slip mat provided. Floor and wall tiles and suite in contrasting colours.

Doorways in this cottage are 800mm.

There is restricted access to the upstairs twin bedroom via a staircase, with a single banister rail, with three steps the landing and further none steps to the top. This bedroom has low, sloping ceilings and a raised floor beam.

There is sufficient natural lighting for property this is supplemented with electric lighting within cottage with additional available on request. All light switches have 24 hour neon light surround.

The Cartwheel cottage is accessed via the main entrance.

A car may be parked 5 meters from the front door on level tarmac. Additional parking is provided adjacent to the leisure facilities. There is one, 100 mm, step up off the tarmac onto a slate path to the front door.

There are two steps, one of 230mm and one of 100mm, from the pathway into the cottage kitchen. The front doorway is 760 mm wide and a grab rail is fitted.This property is fully on the ground floor.

A corridor leads from the kitchen to the sitting room. Off the sitting room are the double bedroom and the bunk bedroom. The bunk bed ladder is fixed.

The bathroom has a wc, basin and bath with overhead shower. The bathroom suite, floor and wall tiles are in contrasting colours.

Internal doorways are 730mm wide.There is sufficient natural lighting with supplementary electric lighting within the cottage. Extra lighting is available on request.

The Stable is accessed via the main entrance.

Cars can stop for loading outside of the front door on a wide and level tarmac area. There is car parking space approximately twenty metres away.

One step over storm guard leads into the porch through the 760 mm wide front door. There is a 150 mm step up through the 710 mm wide inner porch door into the open plan sitting room and kitchen and dining area.

Doors lead off to both the double bedroom and to the bunk bedroom. These rooms have limited space.

The bathroom has a wc, basin and bath with overhead shower. The doorway is 630mm wide. There is a grab rail in the bath. The bathroom suite’s colour contrasts with that of the floor covering and wall tiles.

Unless stated otherwise all internal doors are 700 mm wide. There is sufficient natural light supplemented by electric lighting with additional available on request.

The Hayloft is accessed via the main entrance.

Cars may park close to the bottom of the entrance steps on level tarmac.

The Hayloft has restricted access as it is reached via a flight of fourteen exterior slate steps with two hand rails. The steps have highlighted edges and grip strips attached. At the top of the steps a grab rail aids stepping up into the porch over the stormguard. The exterior doorway is 800 mm wide. There are three steps through the porch interior door into the cottage kitchen. Once inside, the property is on one level.

There is a cloakroom leading off the kitchen and into the to bathroom through a 660mm wide door. The bathroom has wc, basin and bath with overhead shower.The bathroom suite, floor and wall tiles are in contrasting colours.

The sitting room and dining area are open plan for ease of accessibility. There is a dormer window with a window seat. The double bedroom and a twin bedded second bedroom are entered from the sitting room.

All interior doorways are 700mm wide unless stated. There is ample natural light in the sitting room, and sufficient natural light in the other rooms with supplementary electric lighting. Additional lighting is available on request.


The Granary is accessed via the main entrance.

A car may be stopped for loading some four meters from the garden gate. There is a parking area approx ten metres beyond. The gate is six meters from wooden decking along a pathway of raised stepping stones surrounded by gravel. The cottage external door is two meters across decking from the path.

The cottage is entered through an open porch off the wooden decking. There are two steps up into property ( a grab rail is provided for ease of accessibility), through the 760 mm wide front door.

The front door leads into the open-plan sitting room, dining area and kitchen. The kitchen floor space is 800mm wide.

A corridor leads to the bathroom and the two bedrooms. The bathroom has a wc, basin and bath with overhead shower. The bath is fitted with a grab rail. The bathroom suite is contrasting colour to floor covering and wall tiles.

Access to the double bedroom is via one, 200 mm step;

Internal doorways in the Granary are 740 mm wide and the corridor is 790 mm wide. There is ample natural light supplemented by electric lighting with additional available on request.

Externally, from the decking area there is a two meter walk across the raised stepping stones to three steps down (handrail fitted) to a tarmac path to the farm or level lawns.
